Townhouses and units are holding their ground
Let’s get the hard number out of the way first: Brisbane dwelling values fell another 1.5% in September, and 4.7% over the past three months. That’s a real cooling, and you’ll hear plenty about it. But zoom out and the picture is more balanced than the headlines suggest.
Brisbane, September 2026 (Cotality)
| All dwellings — past 12 months | +5.9% |
| Houses — past 12 months | +5.3% |
| Units — past 12 months | +8.5% |
| Median house value | $1,146,078 |
| Median unit value | $834,627 |
Units are outperforming houses
Over the past year Brisbane units have grown 8.5% against 5.3% for houses. As borrowing gets tighter, more buyers are looking at the more affordable end — and in the Redlands that means our townhouse complexes. It’s exactly what I’m seeing at the open homes in Thornlands.
Good news for investors
Rent growth has slowed to its smallest monthly rise since May 2025, which is welcome news for tenants. But because values have eased, gross rental yields have climbed to 3.85% nationally — the highest since August 2019. For investors, the numbers stack up better now than they have in years.
Fewer new listings coming on
Across the capital cities, total stock for sale is up 23.1% on a year ago because homes are taking longer to sell. But the flow of new listings is actually 9.2% lower than a year ago. Fewer owners are rushing to sell, which takes some pressure off the homes already on the market.
What I’m seeing locally
In the September sales I track, Thornlands recorded 13 sales at a median of $1,171,500, and Redland Bay 14 (the nine with a disclosed price at a median of $1,175,000). Victoria Point’s nine sales came in at a median of $1,350,000. Homes are still changing hands every week across our suburbs.
The Redlands read
Staying put? You’re still ahead.
Even after three soft months, Brisbane values are higher than they were a year ago. If you’re not selling, a few quiet months don’t change much. If you are buying, there’s more choice and more room to negotiate than there’s been in years — and if you’re doing both, you’re buying in the same market you’re selling in.
