Rents hit a record $675 a week, but vacancies are the highest in four years

Rents are still at a record, but the pressure behind them is starting to ease. The realestate.com.au Rental Report for September puts the national median advertised rent at $675 a week, with the vacancy rate at its highest in more than four years.

Median advertised rent$675 a week
Change over the September quarter+1.5%
Change over the year+5.5%
Vacancy rate, September1.5%
Vacancy rate, June1.3%

What it says

A 5.5% rise over the year is still strong, but the quarterly rise of 1.5% is slower than the annual rate implies, and vacancies have moved up from 1.3% to 1.5%, the highest reading in more than four years. A vacancy rate of 1.5% is still tight by any long-run standard. Rents are rising more slowly from a very high base, not falling.

The Redlands read

Landlords and tenants

If you own an investment, rents are still rising, but I would not assume the last twelve months repeat. These are national figures; what your own property can achieve is a local question I can check for you.

If you rent, a slightly higher vacancy rate means slightly more choice, but nothing like a tenant’s market yet.
