August 2026 · Issue #2

The City Plan changes just cleared a big hurdle. Here’s where they’re really at.

Back in Issue #1 I flagged the Redland City Plan amendments as one to watch — the package that could change what you’re allowed to build on your block, from dual occupancies to secondary dwellings. Since then it’s taken a real step forward, and a few of you have asked me where it now stands. Here’s the honest update.

What just happened

After public consultation earlier in the year drew 47 formal submissions, Council resolved on 16 July 2026 to send its major City Plan amendments to the Queensland Planning Minister for approval.

In plain English: the amendments have been through the community-feedback stage, been refined in response to it, and are now sitting with the State Government for the final tick. That’s a meaningful hurdle cleared — but it is not the finish line.

The important caveat

These changes are not law yet. Until the State signs off and the amendments are formally adopted, nothing about what you can and can’t do with your land has actually changed. So if you’ve heard a neighbour say their block is now “splittable” or set up for a second dwelling, treat that as coming, not done. Don’t pay a premium for a development right that hasn’t been granted, and don’t bank on one for your own plans until it’s in the scheme.

What it means if you’re thinking of selling

If you’re on a larger or corner block, this is still worth understanding properly before you go to market — because the potential the new rules point at can genuinely lift what the right buyer will pay, even before it’s locked in. The trick is presenting that upside accurately and honestly, without overselling something that’s still with the Minister. That’s exactly the kind of nuance a good local appraisal should walk you through.

Not sure whether the City Plan changes touch your block — or what it does to your value? Let’s talk it through.
