The lagoon is coming to Birkdale.
Regular readers know I’ve been following the Birkdale Community Precinct since Issue 1. On 24 August, Council finally showed us the full picture — and it’s bigger than most people expected.
The plans cover a 62-hectare precinct that reads like a wish list. A 2,000-square-metre outdoor lagoon. The Olympic whitewater centre, which doubles as a lazy river outside competition. Hotels. Restaurants. An events venue, a zip-line, bushwalking tracks — even a drive-in movie screen you can watch from the pool. Construction is slated to start mid-2027, with completion targeted for 2030.
Why I keep writing about this one
Picture living ten minutes from all of that. For Birkdale, Wellington Point and Ormiston, this is the kind of destination infrastructure that reshapes what a suburb is worth to live in — not just what it’s worth on paper. When a region gets a genuine drawcard, the suburbs around it stop being places you pass through and start being places people plan their weekends around. We’ve watched that story play out at South Bank over thirty years. This is our version, and the first sod could be turned inside twelve months.
The honest caveat
You don’t read this newsletter for the brochure version. The federal government has reopened its environmental review of the whitewater centre after local community and conservation groups raised concerns that koala habitat vegetation next to the site draws on a shallow water table connected to protected habitat. Council is confident the reconsideration will be dismissed, but it’s a genuine process with a genuine question at its centre, and the timeline could move because of it. There are locals who call the whitewater centre a white elephant, and locals who call it a once-in-a-generation win. The truth is nobody knows yet — and I’ll keep reporting it straight either way.
What I’d say if you own in the surrounding suburbs: don’t make decisions off headlines, in either direction. The precinct is years from opening, and markets price these things in unevenly. If you want to talk through what it actually means for your street and your timeframe, that’s a conversation worth having properly.
